What moves the number

Why two similar houses can get very different roofing bids

Roof size matters, but contractors also price labor difficulty and risk. A steep two-story roof with dormers, valleys, multiple penetrations, and two layers to remove is not the same job as a simple one-story gable.

  • Material: architectural asphalt is usually less expensive than premium asphalt or metal.
  • Pitch and access: steep and elevated roofs generally require more labor and safety setup.
  • Complexity: valleys, dormers, skylights, chimneys, and intersecting roof sections increase labor.
  • Tear-off: removing old roofing adds labor, disposal, and uncertainty about the decking underneath.

Before you accept a roofing quote

Why doesn't the calculator give one exact number?

A project cannot be priced precisely without an inspection. Decking condition, flashing details, access, local labor conditions, permits, warranties, and product choices can all change the final price.

Does the estimate include damaged roof decking?

No. Unknown decking repair is deliberately excluded because it is often discovered during tear-off. A contractor should state how replacement decking will be priced if it is needed.

How should I use this number?

Use it as a planning range and as a reasonableness check. Then compare contractor bids on the same material, tear-off scope, flashing, ventilation, cleanup, warranty, and decking terms.
